Strip out and a proper look underneath

Once the carpets, the old kitchen and the tired plaster are out, you can finally see what the house is made of. Damp, failed lintels, sagging joists, borrowed light from an old opening and forty year old wiring all get found in the first week rather than in month three, and you get told with a price attached.

Trades in the right order

First fix electrics and plumbing before plaster, plaster before joinery, joinery before decoration. A refurbishment that jumps the sequence ends up with somebody chasing a wall that was skimmed last week. The programme is written down at the start and the trades are booked against it.

Structural changes handled

Knocking through, removing a chimney breast, opening a wall for bifolds or forming a new opening between the kitchen and the dining room all need a steel, a calculation and building control sign off. That is normal work here, and it gets propped, installed and padstoned as the engineer specified.

Finished, not nearly finished

The end of a refurbishment is the part people get let down on. Skirting scribed rather than filled, doors hung to close properly, sockets straight, silicone lines clean and a full decoration rather than a mist coat and a promise. Snagging is walked with you and dealt with before the invoice.

Can we stay in the house during the work?

Sometimes, and it depends how much of the house is coming apart at once. A room by room refurbishment can be lived through, with dust screens and the working areas sealed off. A full strip out with the electrics and plumbing coming out is far quicker, cheaper and less miserable if the house is empty. We will give you an honest answer at the quote rather than after you have moved a family in around it.

How long does a full refurbishment take?

A typical three bedroom house being fully refurbished is usually twelve to twenty weeks depending on the extent of the structural work, whether it is being rewired and replumbed, and how quickly kitchens, bathrooms and finishes are decided on. Delays on a refurbishment are far more often about choices than about labour, so early decisions on kitchens and tiles keep it moving.

Do you handle the electrics and plumbing?

Yes, through qualified electricians and plumbers who work with us regularly. Electrical work is carried out and certified to Part P, and gas work is done by a Gas Safe registered engineer. Certificates come to you at the end, and they matter when you sell.

Can you work on a property we are letting or selling?

Yes, and a good part of this work is exactly that, landlords and vendors getting a property back to a standard where it lets or sells. Where the budget is fixed we will tell you honestly where it is best spent, and where a job is not worth doing at all we will say so.

Will you give us a written quote?

Always. Every project starts with a site visit and a written quote setting out the scope, what is included, what is excluded and a payment schedule against milestones. Anything that changes mid job is priced and agreed in writing before it goes ahead, so the final figure is not a surprise.
